I know we don’t need to share these, but it was revealing to me, so I’m posting it for myself. It is long, because it includes personal reflections and a detailed description of the center I wish to develop at some point. This was a good homework assignment.

FANTASY DAY FOLLOW-UP HOMEWORK – LAVERNE E. DENYER

My 5 strongest emotions as I wrote about my fantasy day:
          1. Gratitude is my number one emotion as I used the project as a way of reflecting upon what I have already accomplished, the decisions I have made, and the things I have manifested in my life. Rather than living down to generational family expectations and patterns in my family and my husband’s family, I have risen far above anything anyone would have ever expected. I chose my family to teach me how not to be, to provide the stimulus to be so much more as a person, and enjoy so much more in life. Number One is gratitude.
          2. Courage came in next. I recognize how much courage I have exhibited in being who I am and having what I already have through my own courage and dedication to reaching goals that others would think of as unattainable. I don’t always fully understand how I manage to manifest my goals, yet I accept the fact that I do. The courage to continue expecting the holistic health center surprises me and spirals upwards into even more courageous thinking that it shall be. After two very near misses where the money, land, and most of the people were ready to go, yet it was either not the right time and definitely not all the right people, dashed my hopes and enthusiasm, I am again ready to pursue this task which Spirit has placed upon me. Overcoming self-doubt, fear of success just as much as fear of failure, and the overwhelm of the enormous scope of the project has led me forward into stronger and more resilient courageous action.
          3. Fear sits in this package as well. The nag in my head keeps telling me that this is a mighty big project for “little ole me” to tackle. It also keeps trying to tell me that I am not quite good enough to pull it off successfully. That Fear Monster takes a smaller and smaller part of my being every day, which is part of my gratitude emotion. And I have come to realize that fear, when effectively communicated with can be a terrific sounding board for things I might otherwise overlook and a challenge to propel me further than I ever expected. At this point, I am comfortable with this “little” fella and can honestly bless him for the information and go ahead and do what I know is right for me either in spite of or because of him. (I think I’ll even develop a workshop about the Fear Monster)
          4. Concern is next. I have concerns about how to go about this process and bring it to fruition while I am still alive. This is actually me wondering about the process itself. “What is important to know?” “Who do I communicate with to enlist high end investors?” “What do I not yet know that could create challenges?” “How do I avoid sending mixed messages for myself and others that could block the energies necessary to accomplish this valuable project?” These questions do not fall within the Fear or even Courage categories. They are more procedural issues which I absolutely know I can and will overcome, yet don’t yet know how to approach them.
          5. Excitement and Passion are the driving emotions for all of this. I have the training, experience, intelligence, intuitive skills, dogged determination and many other valuable assets as tools that will help me get this done. My spiritual guidance, combined with other lifetime and current lifetime experiences have spent a long time preparing me to live up to this covenant I made so long ago. I can actually see, hear, feel, taste, smell, and comprehend the reality of this unique and wonderful center. I now place the order and fully expect God’s infinite possibilities to make it manifest in this physical reality.

          The Finances:
As for the numbers, I am making an intuitive guess at this point, based upon previous plans and inflation. I also base it upon an even clearer set of details as described in my Fantasy Day that helped coalesce my ideas. Experience taught me that it is essential to have financial resources to completely cover all operating costs for two years. I used to think one year, but times have changed and I would rather plan for two years. My estimate is roughly $130,000,000 startup with operating reserves of $20,000,000, for a total of AT LEAST $150,000,.000 from investors. That would include the land, fees and permits, all improvements (which are extensive), equipment, personnel, my salary, shuttle services, promotions, and unexpected overruns and grand ideas. High End investors could easily develop a consortium to put AT LEAST this much together. They could choose to donate entirely as a great tax write-off and gain terrific PR as a result. They could invest with an anticipated contractual return dependent upon profit margins. Or know that it could be a business write-off if necessary (most unrealistic plan). Realistically, I believe that it would be fully self-supporting within one year and could grow into an international franchise operation within three years. There is definitely a market and a need for such a center, and it would be very popular because it will fill so many needs in one place so beautifully.

Five Initial Actions Necessary to Achieve This Goal
          1. Spend more time developing a Business Prospectus. I have done this before and know I can do it again. Work out more details and put them together in a formal prospectus, along with a clear yet brief summary. Have this ready for prospective investors.
          2. Develop a broad worst and best scenario budget.
          3. Determine and investigate at least two excellent locations and their availability. (I already have two in mind) Then write a proposal explanation as to why those would be the best options. Most investors probably don’t even know anything about our little area beyond its location on a map. What they don’t realize, and I believe is a great asset, is that We have three of the major thoroughfares in the state crossing in our community. And we are very close to two others. (Unfortunately, one reason I understand the importance of that is how well human traffickers take advantage of these highways for their own nefarious purposes)
          a. Some of the advantages to this area are:
          b. This would also need to cover the great assets in or nearby our location
          c. Land prices are lower than nearby cities of Sacramento and the college towns of Chico and Woodland.
          d. The Sutter Buttes are the smallest mountain range in the world and people interested in geology come from all over the world to see it
          e. The nearby hunting preserve is world famous and has hosted top name politicians, businesspeople, and Hollywood stars for decades.
          f. The local and nearby waterways have been fisherman and wildlife destinations for years.
          g. A large musical amphitheater is within reasonable driving distance that hosts top events year-round.
          h. Across from the amphitheater is a top ranked casino.
          i. Two international annual celebrations take place in our twin-city community that draw roughly 80,000 to 100,000 people for each event: The Sikh Parade, and the Bok Kai Parade. We could easily partner with the Sikh community for their annual celebrations, with lodging, food, meeting spaces, and shuttles and make good money from that. The Bok Kai is a bit further away, but could also be an approachable asset.
          j. Having a meeting hall that would accommodate at least 1,000 people would be a tremendous asset to both our center and the community. There is a serious lack of good meeting space available locally, with many organizations seeking large and small meeting locations.
          k. When the New California State splits off, the heavy burdens of fees, taxes, restrictions and other issues will be reduced or eliminated, resulting in business opportunities in the new state very appealing and profitable.
          l. An international airport is an hour’s drive away on one of the main highways. With a shuttle service this makes access very reasonable. And there are two small county airports in the community, which are By the Way, already used by the sports fishermen.
          4. Take this idea to individual Planning Commission, Building Department, City Council, and County Supervisor members to convince them how valuable the asset would be for the community. Have it in the wings for approval.
          5. Line up interested managers and developers who would be willing and ready to take on this project.
          6. Find and recruit investors and get the signed contractors and money in the escrow accounts.

          My Mantra for This Project:
Thank you, my dear friend money, and our spiritual friends, for this amazing reality that servs so many, and means so much to our community and each of us connected to its magical charms. I love the comprehensive holistic center, its services, and its value to the community. Every component we planned for, and more is complete and functioning at high capacity with the shared absolute intent of serving the highest good for all concerned at all times fulfilled; especially the spiritual serenity and uplift we share everywhere in the campus. I love the complete and total financial independence and overflow funds that the center and each person involved experience, including myself. We are so successful that we have the luxury of carefully selecting our clientele; holding successful events with worldwide attendees and top notch presenters; promoting cross-generational interactions that nurture seniors and children to maintain purpose in the seniors’ lives and teach the children about the wonders of life and this planet; providing extraordinary holistic and allopathic health alternatives; having international respect for our research and training programs; providing an emergency safe shelter for the community; and having a beautiful place to work and visit. All of these components and more are a pleasure for the soul, and healthy for the body and mind. Our seminars and workshops are always in demand and very well attended. I get to be a main presenter as often as I want and thoroughly enjoy myself. I am a renowned, extremely well paid, and popular speaker, author, practitioner and researcher, with a beautiful office space to accommodate my holistic work. I also have a separate luxurious and efficient business office space from which I take great pleasure. I love the freedom and the fulfillment I feel
every day. Thank God and Thank Me.
